Title Transfer: The Documents You Need

A simple checklist of the documents and steps involved in transferring a land title in the Philippines.

Documents you will typically need

  • Notarized Deed of Absolute Sale
  • Owner duplicate copy of the title (TCT or CCT)
  • Latest Tax Declaration and Tax Clearance
  • BIR forms and proof of paid Capital Gains Tax and Documentary Stamp Tax
  • Valid IDs of buyer and seller

The basic steps

After the sale is notarized, taxes are filed and paid with the BIR, which issues a Certificate Authorizing Registration (CAR). The CAR, title, and supporting documents are then presented to the Registry of Deeds for the issuance of a new title, and finally the Tax Declaration is updated at the local assessor office.
