As Metro Manila spills southward, farmland in Silang and General Trias is turning into subdivisions, and the CAVITEX and CALAX expressways have pulled once-remote towns within commuting distance of Makati and Bonifacio Global City. Inside Cavite, two things swing values more than any brochure: elevation and access. The low belt through Bacoor, Kawit, Noveleta, and parts of Imus carries genuine flood exposure, and the market prices that in. Climb toward Silang and Tagaytay and it flips: cooler air, better drainage, and views earn a premium. Layered on top is whether a parcel sits inside a registered subdivision with clean title and utilities, or is still raw land awaiting conversion. We weigh each factor against recent, verifiable sales nearby, then inspect the property in person before we sign.

Do you appraise economic and socialised housing units?

We do, and often. Cavite holds a huge stock of economic and socialised housing, and those units get the same rigour as a premium home: we price them against recent sales of comparable units in the same or a neighbouring subdivision.

How does flooding affect value in towns like Bacoor or Kawit?

Flood exposure is a real value factor across Cavite’s lowland belt. We record elevation, drainage, and any history of flooding, because both lenders and buyers mark down property that has flooded before. That shows up in the figure instead of being glossed over.

Can you appraise a pre-selling or unconverted subdivision lot?

We can, though the paperwork is different. For pre-selling and conversion parcels we work from the contract, the development plans, and the lots already trading inside the project, and we flag any title or turnover conditions in the report.

My lot is on the path of a new expressway. Can you value it for right-of-way?

That comes up a lot here. Between CAVITEX, CALAX, and the Cavite-Tagaytay road widening, right-of-way and expropriation valuations are routine for us. We prepare them to hold up when an agency or the court reviews the offer.
