Land conversion and what it does to value
One of the sharpest value questions in Laguna is conversion. A hectare classified as agricultural is worth a fraction of the same hectare reclassified for industrial or residential use. But conversion is a legal process with real conditions, not a foregone conclusion. We value land on its actual, documented status and current best use, and where conversion is genuinely in motion we explain the assumption plainly rather than pricing in a permission that does not yet exist.

How do you value a warehouse or manufacturing facility?
We combine approaches: the land against comparable industrial sales, the building on its replacement cost less depreciation, and, where the facility is leased, a cross-check against the rent it commands. Locator status, zoning, and power and road access all feed the figure.
I have agricultural land that may be converted, so how is it valued?
On its current legal status and most probable use. If a conversion is genuinely underway we can value on that basis, but we state the assumption clearly. We never price land as though it were already converted when it is not.
Do you appraise property inside an economic zone?
Regularly, yes. We value locator lots and facilities inside Laguna’s economic zones all the time, accounting for zone rules, any lease terms on the land, and the infrastructure that makes those sites valuable.
Are homes in master-planned communities valued differently?
Their value leans heavily on recent resales within the same community and the premium the development commands, so we benchmark inside the project first, then test that against the wider local market.
Will a bank accept the report for financing?
