In most places, two adjacent lots of the same size are worth roughly the same. Not in Tagaytay. A parcel with an open, protected view of Taal can command a large premium over the lot beside it that looks onto a neighbour’s roof. Orientation, elevation, the ridge line, and even local height limits meant to protect sightlines all feed into value here. Tagaytay’s beauty comes with a caveat a serious appraisal cannot ignore. Parts of the area fall within zones defined around Taal Volcano, and proximity to them can affect insurability, financing, what may be built, and ultimately resale value. We note a property’s hazard context plainly. Pretending it does not exist would produce a prettier number and a far weaker, less defensible report.
