How long is a property appraisal report valid in the Philippines?

Why appraisals have a shelf life, how long banks and the BIR accept them, and when you need a fresh valuation.

A property appraisal report in the Philippines is generally treated as valid for about three to six months, though the exact window depends on the bank, the purpose, and how fast the local market is moving. An appraisal is a snapshot of value on a specific date — once market conditions shift, that number can go stale.

Why an appraisal has a shelf life

Every report states an effective date, and the value holds only as of that date. Prices move with demand, interest rates, and new development nearby, so a figure that was correct six months ago may no longer reflect what the property would sell for today.

How long banks accept an appraisal

For a housing or commercial loan, most lenders want a recent report — commonly within three to six months of the application. Some banks are stricter, especially in fast-moving areas, and may order their own fresh valuation. See our guide on appraisal for bank loans for how lenders use the number.

Validity for BIR and legal purposes

Different rules apply by purpose. For estate tax, value is fixed as of the date of death, not the date of the report. For a current sale or transfer, expect the BIR and buyers to want a recent valuation that reflects today’s market.

What can make a report expire faster

A volatile or rapidly appreciating market, a new expressway or major project nearby, a zoning or land-use change, or simply a long gap since the inspection can all shorten how long a report stays reliable.

Do you need a new appraisal or an update?

Sometimes a full re-inspection is needed; other times an appraiser can update an earlier report if little has changed and not too much time has passed. The right choice depends on how old the report is and how much the market has moved.

How to avoid a lapsed appraisal delaying you

Time your appraisal close to the transaction it supports — not months ahead. If you are applying for a loan, get the valuation once your purchase is firming up.
