When do you need a property appraisal in the Philippines?

Bank loans, estate settlement, selling, disputes, and taxes — the situations where a licensed valuation protects you.

You need a property appraisal in the Philippines whenever a decision depends on a defensible market value — most commonly for a bank loan, an estate settlement, a sale or purchase, a tax computation, a court case, or an insurance claim. A licensed appraisal gives you an independent, evidence-based figure that banks, the BIR, and courts will accept, instead of a guess that can be challenged.

Applying for a bank or Pag-IBIG loan

Lenders lend against the appraised value of the property, not the selling price. Before releasing a housing or commercial loan, the bank requires an appraisal to confirm the collateral is worth enough. Settling an estate or inheritance

When a property owner passes away, the BIR computes estate tax on the fair market value of the property at the time of death. A licensed appraisal establishes that value credibly, which matters for the estate tax return and for a fair division among heirs.

Buying or selling property

Pricing on evidence rather than hope is the difference between a clean sale and a listing that sits for months. Computing taxes

Estate tax, donor’s tax, and capital gains tax are all calculated on property value. An independent appraisal supports the figure you declare and helps you avoid disputes with the BIR over an under- or over-stated value.

Court cases and disputes

Partition among co-owners, expropriation by government, marital settlement, and other disputes often hinge on an impartial valuation. A PRC-licensed appraiser’s report, prepared to recognized standards, carries weight because it is independent and defensible.

Insurance, accounting, and investment decisions

You may also need a valuation to set insurance coverage, to record an asset on the books, or to decide whether a purchase or development makes financial sense. In each case, a defensible number protects you from paying too much or insuring too little.

Who can perform a valid appraisal?
